Reliability Tip:

Check Your Asset Information

Many older plants have a very large PM program in place to cover all the equipment in their facility. Often, when equipment is moved from one area or taken out of service, the CMMS is not updated. Updating the CMMS asset list on an ongoing basis is a “Best Practice” that every maintenance department should be doing.

One option that is effective is to add a task in the yearly PM for each asset to verify the information included on the work order such as manufacturer, model number, and serial number. Also, check that the physical or functional location is correct. If the information is incorrect, the asset information should be updated in the CMMS as well as any attribute characteristics information if found to be different.

Maintenance managers might be surprised at the number of times that wrong information is found in the CMMS system. Performing these checks on a regular basis maintains the health of the CMMS information. It may be found that PMs are being scheduled for equipment that are out-of-service and this can free up time in the schedule for additional work.
